What is a milestone repair program?
Florida law changed everything. After the Surfside collapse in 2021, the state passed Senate Bill 4-D, requiring every condo and co-op three stories or higher to undergo structural milestone inspections at 25 or 30 years, and every 10 years after that. When inspections find structural deterioration, repair work is no longer optional. It's mandatory, deadline-driven, and tied to fines, insurance, and personal liability for board members.
A complete milestone repair program covers three integrated disciplines: concrete restoration to fix the structure, waterproofing to stop the water that caused the damage, and protective coatings to seal everything for the next decade.
