Your roof is not impervious to harsh and intense weather conditions. Even if the materials are intended to last 20 years or more, you’ll need to have additional protection to prevent premature damage. Roof replacement can be quite expensive. You have no other choice but to replace your roof if it has been exposed to excessive moisture.
Professional roofing contractors often recommend applying waterproofing sealant to protect the structure’s surface. The sealant will also protect the roof from intense heat or heavy rains. There are many benefits from waterproofing like mold growth prevention, resistance to fire, and heat absorption reduction.
Different Types of Wateproofing Techniques
Waterproofing technique is not only limited to applying sealant. There are other methods to choose from depending on the roofing materials used in your house.
Liquid membrane waterproofing
This type of waterproofing technique involves spraying liquid coats that will cure into a rubber-like coating. A primer coat is first applied before adding top coats. This waterproofing technique gives more flexibility than the cementitious method. The coat is also easy to apply as you can use a trowel, roller or spray. It also ensures that a wider portion of your roof will be covered because of its elongated nature.
This technique comes with its own set of disadvantages, especially if an inexperienced contractor applies the method. The coats need to be consistent to meet the required 60 mils thickness.
Cementitious waterproofing
This method is the easiest technique to employ because the waterproofing material can be applied using a long-handle brush. Although this is the commonly used method in areas that often get wet like the kitchen or bathroom, it can also be used in houses with flat cement roof decks. The only disadvantage of this method is that it is less flexible. It can be sensitive to even the smallest cracks.
Bituminous membrane waterproofing
This waterproofing method is also referred to as sheet membrane waterproofing. The process involves applying sheets which are self-adhesive. The sheets are made of polymers or asphalt. There are manufacturers who also add oils and resins to the mixture to maximize adhesion. This why some sheets look like rubberized asphalt laminated using a waterproof polyethylene film.
These 60 mil thick membranes are ideal for building with low-sloped roofs. You can also use this method for patch ups and small repairs because of its ability to cover damaged areas. They should not be installed by inexperienced contractors because of its adhesive part which can be challenging to align.
Polyurethane liquid membrane waterproofing
Although an expensive technique, polyurethane liquid membrane waterproofing is an effective method ideal for houses with flat roof area. It can withstand extreme weather and also more flexible than other waterproofing methods. It also has a seamless finish and can be easily installed by an experienced roofing contractor. It is considered as a popular choice for most construction companies because it has a longer lifespan.
This waterproofing system is also worth the cost because it is resistant to harsh substance like alkaline cleaners, battery acid, and fuels. It can also protect your roof from wear and harmful UV rays.
